Firm estimates are requested from our qualified sub contractors for each aspect of the project prior to the compilation of our Proposals. Turn Key  QCNN is a Virginia Class A licensed and insured builder. Under the turn-key pricing strategy, we will give you one total price to complete the entire house from start to completion. As the Homeowner, you only need to provide the suitable building lot, choose the home model and floor plan options, and setup utility accounts, and provide the following appliances for us to install: washer, dryer, refrigerator, and range.
We Start It - You Finish The Rest (Owner/Builder Completion Method)  If you plan to use family, friends, or your own skills to complete any aspect of building your home, this method is one you should consider, and can be tailored to fit your individual desires. Under this simple pricing method, we start the project providing the construction entrance, the foundation walls, install the home and complete the roof.
Basically, the home is 80% complete and the remainder is finished by the homeowner. You can install the HVAC system, electrical and plumbing hookups, the septic, the well, finish driveway, finish interior painting (house arrives primed only), install any floor coverings not installed at the factory, build porches and/or decks, landscaping, finish trim on marriage walls, and touch up. We will work with you as either a vendor or subcontractor as you best determine to get the job done.
Cost Plus  The cost plus pricing method can provide substantial savings and allows you to maintain control over your budget. Under this method, you pay the same price as we pay for all of the materials and labor required to complete your new home on your land--As your General Contractor, QCNN is paid either a set management fee, or a Contractor's markup on all labor and materials charges which covers our profit, overhead, and contingencies. Under this method, all material discounts are passed on to you.
The pricing option you choose should best meet your needs and will be backed by an explicit construction contract. All work completed will be warrantied for one year with additional warranties on component pricing (such as roofing, siding, etc.) passed on to you.
